East Baltimore Revitalization

Hi All- Happy New Year!
Recently, I was pleased to come across a Baltimore Sun article that highlighted several Baltimore neighborhoods that progressed with respect to revitalization during 2022. One area that was discussed was East Baltimore, north of John's Hopkins Hospital. I am currently working on a top-to-bottom rehab of a rowhouse in this very neighborhood. I purchased the property from Baltimore City through the City's Vacants to Value program, which supports Baltimore neighborhoods by allowing homeowners and developers to purchase and rehab City properties in select areas. The home is located less than two blocks from the Hoen Lithograph building mentioned in the article, and in addition is located in a historic district.

I've also been conditionally approved for a Historic Rehabilitation and Restoration Tax Credit (CHAP credit), which will save the future owners of the house on yearly real estate taxes while also ensuring that seveal of the historic architchtectural details of the area are preserved. I'm proud to be playing a small role in this neighborhood's revitalization.
